Design-Build

 Design-Build is a delivery method where the owner hires only the contractor at the beginning of the project, before the design phase.  The contractor is the single point of responsibility and assembles their entire team of designers and subcontractors.  This simplifies the process for an owner.  The total project cost is typically known much earlier in the process which reduces the level of risk to the owner and the overall project timeline is typically shorter.  The owner has a single source of responsibility.  This method works very well for projects that need a short time frame, have a definable scope, or need a simplified process.
